* The information that was used in the 2022 directory was also used in the 2025 directory, UNLESS you provided an updated emergency contact form(either paper copy or online)
* You will notice that several residents have no phone number listed. This was either by their choice or because no information was available.
*It took several hours to gather information and assemble the directory. Every effort was made to print the correct information. General Information:
Mandatory Monthly Assessment
,· is $220.00 per month.
· The assessment covers all common property operating expenses including legally required insurance, snow removal, lawn care, and general exterior property maintenance.
· Additionally, the assessment is used to pay the regular HOA monthly operating expenses and includes amounts for general and specific reserves as determined by the HOA Board.
· Monthly assessments are due on the first day of each month. Assessments paid after the 10th day of the month will incur a $25.00 late fee.
· No monthly statements of assessments are distributed. Payment of the monthly assessment fee is by check only (no cash) and may be mailed to Somers Square East Homeowners Association at 2040 Cornwall Ct., South Bend, IN 46614 or placed in the mail slot at the Association’s office at 2040 Cornwall Ct., South Bend, IN 46614.,
Insurance
· Owners will need to purchase Condo insurance that will cover all LIMITED COMMON AREA which includes everything from the outer walls inward as well as your porch, patio, front walk, and driveway to the street/common drive.
· MASTER INSURANCE POLICY: Contact - Priority Risk Insurance – 2628 So. Michigan St. – (574) 291-5510 – Ask for Sue.
New Owner Reserve Account
· The new owner shall pay a New Owner Reserve Assessment (NORA) in the amount of $1,250.00 set by the SSE Board of Directors and approved by the Owners. The NORA shall be collected and paid to the SSE Treasurer at the time of closing of the purchase by the closing agent or by the purchaser if there is no closing agent. The NORA is a ONE TIME payment by a new owner into the Reserve Fund that is used for SSE Capital Improvement projects approved by the SSE Board of Directors. The NORA payment should be a separate check from the monthly HOA fee made payable to Somers Square East Homeowners Association.
Miscellaneous
· Currently, there are 2 Somers Square East (SSE) Member owners who are more than 60 days delinquent in paying their monthly assessments for services received by SSE Association of Condo Owners, and there is no legal action against Somers Square East Homeowners Association.
Soon after the new owners move into Somers Square East, a Welcoming Committee will be delivering: 1) Welcome Letter, 2) Copy of the Code of Bylaws, 3) Copy of a Directory of Residents, and 4) Emergency Contact Information Request. It is the responsibility of each owner(s) in Somers Square East Condominiums to familiarize themselves with the regulations and guidelines established and set forth in the Code of Bylaws. Purchasers should note that the Bylaws state that no exterior modifications to any building or landscaping improvements shall be made without the prior written approval of the SSEHOA Board of Directors. There is also an owner occupancy requirement.
The Board of Directors hereby relinquishes its first right of purchase as stated in the Declaration of this Association. We thank you for your part in the pending transfer of ownership of this property. The members of the Board, and indeed all the SSEHOA residents, are looking forward to meeting the prospective new owner(s).

The HOA monthly fee will be $220 starting on January 1, 2025
Some of the services that are included in your monthly HOA fee. Sprinkler systems, lawn care, front shrub trimming, fertilizer/weed control. snow removal, master insurance, lawn edging, roofs and siding, and general maintenance.

Include the exterior of the condominium such as lawn maintenance, exterior painting of trim, snow removal, roof and siding repair, insurance on the buildings, the liability of common grounds, and for the actions of the board of directors.
include the interior of the condominium such as skylights, windows, doors, repairs and replacement of driveway, plumbing, and garage door. Owners are responsible for the flower bed around their condos. Weeds should be cleared. Bushes and Branches should not be touching the siding or sofit.
Should be in writing and may be directed to any board member, These concerns will be addressed at the next scheduled board meeting and a letter of reply will be sent to the resident as to any position or action of the board to the request.
Are due on the 1st day of every Month. Checks may be dropped off at the SSE Mail slot at 2040 Cornwall Ct or mailed to that address. Late fees will be charged after the 10th of the month.
is the second weekend in July. For 2026, that is July 10th and 11th. Other garage sales, moving sales, and estate sales require a written request to the Board before any signs are placed on the property. Please contract Don Smith before contracting with an Estate Sale Company so he can advise you on dates that tree trimming, road work, or painting are happening near your condo.
is the responsibility of the owner. All waste must be picked up immediately. Pets are required to be on a leash while on the streets, sidewalks, or common areas. Any Pet found loose will be turned over to SB Animal Control.

Containers are to be used for trash and recycling materials and should be placed at the curbside no sooner than the evening before collection day. Except for holidays, trash is picked up on Tuesdays and recycling is picked up every other Thursday. Yard waste needs to be a separate container. If interested in an additional container please contact South Bend Solid Waste Department by calling 311.

Emergency Contact Form
We are updating all the records to prepare for publishing the Owners’ Directory, which will be printed and distributed late this spring.
The purpose of the Emergency Contact Form is as follows:
· To have accurate information for the Directory, Newsletter, and your HOA maintenance fee account.
· An opportunity to indicate if you want your cell phone number and email address published.
· More importantly, this form would be useful should an emergency occur, such as a health or property emergency. An example of this would be if something happens to an owner's condo and it cannot be secured or if a wellness check needs to be done for an owner who can’t be contacted. We would need permission to enter the condo to make sure an owner hasn't been injured and needs help. Contact information is also needed to inform owners of any paving projects, irrigation projects, etc., that would affect them.
· This information is confidential and will not be used for any other purpose.

There are still several owners that have outdated forms and some with no emergency contact information on them.
